New build inspections are undertaken in four to six stages.  These phases assist the eventual home owner to ensure the build matches the plans, building codes and Australian Standards.

The vast majority of builders are dedicated to their trade and work hard to produce the highest quality homes for their customers.  However, not all builders are equal and with so many tradespeople and contractors involved in the building process, there are times when significant and dangerous defects go undetected.  Unfortunately for an unsuspecting home buyer, many of the major structural defects that can occur are not visible to the untrained eye and their problematic effects may not show up for years or even months after the keys have been handed over by the builder.

WHAT ARE THE INSPECTION STAGES?

FOUR CONSTRUCTION STAGES

This stage involves the inspection of the prepared floor area before the pouring of concrete commences.  This foundational stage of the building process is crucial as any errors not detected here could have disastrous and expensive outcomes down the track.

  • Beams and footings inspected
  • Dimensions and excavation examined
  • Steel placement and wire mesh assessed
  • Moisture membranes inspected
  • Termite protection barriers reviewed

The structural framework of the building is assessed at this stage to ensure it complies with the approved plans, building codes and Australian Standards.  This inspection takes place after the frame has been has been granted approval from a building surveyor.

  • Concrete slab assessment
  • Door and window opening inspection
  • Plumbing and drainage checks
  • Wall, roof and truss frames inspection
  • Inspect bracing and spacing of frames

This stage is aptly named “Lock Up” because all doors and windows have been installed and the structure is able to be secured.  The finishing trades such as plumbing, painting, cabinets, tiling, and electrical have not been completed yet but plastering and ceilings have been installed.

The handover or practical completion stage takes place when all the trades have completed their tasks and fixtures are fitted.  This inspection looks at the quality of the construction and finishing and looks for minor defects as well.

EXTRA STAGES
