THE SCOPE OF THE INSPECTION AND EXCLUSIONS Only items designated on the INDEX OF "Basic Structural" INSPECTION are inspected, except as may be noted in the "Limitations of Inspections" within this report. It deals solely with the detection or non-detection of structural damage or conditions which could lead to structural damage, visible or readily accessible at the time of the inspection to the Primary Components designated a "P".
Exclusion also extends to compliance or provision of any Building Act, Code, Regulation or by-laws, including whether the ground below, upon which the inspected structure has been built, is subject to subsidence, land-slip, earthquake, tidal inundation and flood prone.
We do not provide cost for rectification or repair work. The inspection is exclusively visual and a surface inspection only, which includes testing for dampness. A representative sample of building components are viewed in areas that are accessible at the time of the inspection. No destructive testing or dismantling of building components is performed. Areas not accessible will be noted and can therefore not be commented on.
It is the goal of the inspection to put a home buyer in a better position to make a buying decision. Not all improvements will be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered a guarantee or warranty of any kind. Out-buildings, pergolas, porches, and separate carports are not covered by this report unless specifically requested.
